From portfolio to dues — the two faces of real estate
Real estate has two distinct businesses, and both revolve around the same basic question: whose is this unit, what state is it in, what does it return? In a real-estate office the question is sale and rent — matching the right portfolio with the right buyer. In building management the question is life itself — collecting dues, fixing faults, running shared spaces. Vosetu builds both faces with the same discipline: each unit a record, each movement a trace.
On both sides the hidden enemy is the same: scattered information. A broker's portfolio doesn't fit in a notebook, buyer requests in a phone, commission in one person's memory. A building manager's dues debt, fault requests and decision log get lost on paper. Vosetu gathers that sprawl; matching, collection and communication live in one place — everyone looks at the same truth.
- Each unit, one record
- Portfolio ↔ request matching
- Dues & collection tracking
- Fault-request & maintenance
From our real-estate family
Our solutions focused on the real-estate office and building management share the same 'unit = record' core — the order kept in one works in the other too.
Emlora
Real-estate office management: portfolio, buyer/tenant CRM, matching, commission tracking and listing-portal sync.
Site & apartment management
A solution definition for dues accrual and collection, a fault-request desk, maintenance planning, general assembly and visitor logging.
The two engines beneath the surface
Matching & commission engine
A broker's value is matching the right unit with the right buyer. Every property's features and every buyer/tenant request are recorded; the system suggests matches by budget, area and attributes. When a deal closes, commission is computed automatically and who sourced it and who closed it is logged — no entitlement is left to memory.
- Automatic matching by budget/area
- Portal listing sync
- Commission calculation & split
Dues & collection engine
A building management's life is spent on dues. Dues accrue per unit, payments are recorded, indebted units are reported; shared expenses are apportioned to individual units. Because the resident can see their payment and the manager can track collection, the 'who paid, who didn't' argument ends — the account is transparent.
- Per-unit dues accrual
- Shared-expense apportioning
- Indebted-unit report
Request & maintenance desk
A fault noted on paper gets lost; entered into the system it gets tracked. The resident reports the fault, the manager assigns it, and the record closes when the job is done. Periodic maintenance like elevators and generators is scheduled and reminded when due; visitor entries are logged — the building becomes a living record.
- Fault-request reporting & assignment
- Periodic maintenance plan & reminders
- Visitor & general-assembly records

How we bring you live
Discovery & record model
If you're an office we map your portfolio and commission structure; if you're a building management we map your units and dues scheme, together.
Migrating existing data
Portfolio, customer and commission records, or units, residents and dues balances are mapped, validated and migrated — no balance is lost.
Setup & integration
Roles, portal sync or collection/notification channels are set up and brought live after testing in a live environment.
Training, go-live & care
We train the office or management team and stand by in the first days; then we continue under an SLA maintenance plan.
What ships as standard in every real-estate deployment
In real estate, peace of mind comes from everyone being able to look at the same account. Matching the right unit with the right buyer, or collecting dues transparently, is not magic but the result of keeping the record in one place — order is another name for trust.
Frequently asked
Is it one system for both office and building management?
Both share the same core but run with different screens. The real-estate office focuses on portfolio, CRM, matching and commission; building management on dues, fault-requests and maintenance. Only the side you need is turned on; a firm running both can unify them in one system.
Does it sync with listing portals?
Yes. Portfolio listings are kept synced with portals; when a property's status changes (sold/rented) the listing is updated. Each portal is added as an independent adapter without touching the core, and when one changes only that adapter is updated.
How are dues debt and shared-expense apportioning managed?
Dues accrue per unit, payments are recorded and indebted units are reported. Shared expenses like elevators, cleaning and security are apportioned to units by defined shares. The resident can see their own balance and the manager tracks collection — the account stays transparent and undisputed.
Are fault requests and periodic maintenance tracked?
Yes. The resident reports the fault, the manager assigns it to a staff member, and the record closes when done; the whole process leaves a trace. Periodic maintenance like elevators and generators is scheduled and reminded when due — maintenance stops being a forgotten task.
